Waterproofed where it needs to be, and you get to see it
Waterproofing belongs in the wet areas: inside the shower, the tub surround, and anywhere water actually lands. A tiled shower is a system, and the tile is the last and least important layer of it. Underneath goes a proper waterproofing membrane, correctly lapped, with the corners and the curb treated as the failure points they are. That is the stage separating a shower that lasts twenty years from one that rots the subfloor in five, and it gets covered within a day, so you are invited to look at it first. The rest of the bathroom floor is a different question: a floor away from the wet area does not need a full waterproofing system, and quoting one everywhere is a way to inflate a bathroom. We put it where it does real work and say plainly where it would not.
Ventilation gets treated as part of the job
A bathroom without working ventilation grows mold no matter how well it is built, and in older Rockland houses the fan very often vents into the attic rather than outside, which simply relocates the problem. Existing ventilation is checked as part of the scope, and if it is venting into the attic you are told, because fixing it while the ceiling is already open costs a fraction of what it costs later.
Tub to shower, honestly assessed
Converting a tub to a walk-in shower is the most common request, and it is usually a good decision, particularly for anyone thinking ahead about stairs and stepping over a tub wall. The two questions worth asking first are whether the household still needs a tub anywhere for small children, and whether the drain can be relocated affordably, which depends on what is under the floor. Both get answered at the walkthrough rather than mid-demolition.
Second bathrooms inside the existing footprint
Adding a bathroom in space the house already has, such as a large closet, a basement, or an oversized hallway, is work that can be taken on. Adding one by extending the exterior of the house is not, because additions and new construction are outside the scope. If the space exists, it is worth having looked at.
